Job Description

The Manager, Title & Closing Services is responsible for the day-to-day oversight of Title & Default (REO) Closing Services operations. The Manager assists the Director ensuring the direction, management and performance of the team in production and knowledge of procedures and systems. They must be a hands-on manager with a working knowledge of all aspects of daily operations. Including being responsible for controlling costs to ensure maximum profitability and that budget goals are met. Ensures that the team is thoroughly trained in the Title & Default (REO) Closing Services processes and handles escalated and difficult orders.

1.)  Responsible for the day-to day management of Title & Default (REO) Closing Services operations setting daily/weekly goals for the team to ensure the proper handling of all title orders, QC, title clearance and all closing/consummation functions with an understanding of compliance and risk related issues as required by regulatory authorities.  Ensures all client inquires/escalations are successfully resolved to maximize client satisfaction.     
2.)  Continuously monitor daily volume (WIP) to ensure orders are distributed properly among team members to operate the team at maximum efficiency to meet budgetary goals and meet client expectations.  Oversees team by managing Paid Time Off (PTO), annual reviews, internal employee interactions and client expectations.     
3.)  Once the contract is received, verify all items pre and post-closing including clear to close, payoffs, taxes, HOA's, insurance premiums, loan amounts, sales price, earnest funds, insurance remittance and commissions in order to prepare/review settlement statement and closing disclosure.     
4.)  Reviews daily reports to ensure closing disclosure fee accuracy and loan docs are being received, reviewed and sent to client in an orderly and timely manner both pre and post close consistent with client/borrower expectations.      
5.)  Maintain an understanding of title insurance requirements and guidelines in multiple states, and stay current on changing rules.       
6.)  Conduct team meetings to communicate new processes, improvements, and training as needed.  Review new and current employee training and performance and counsel/reward as appropriate.     
7.)  Manages and approves team lead and title services representative timecards, work and PTO requests and adjusts as needed for anticipated order volume.       
8.)  Perform additional tasks as assigned.     

Knowledge:
Minimum requirement of 3-5 years of Title & Default (REO) Closing Services operations experience. 3 to 5 years supervisory experience. College degree is preferred.  ALTA best practices experience required. Thorough knowledge of the entire REO title and closing process. Must possess proven management experience.   Experience within the real estate industry and/or vendor management service company and with mortgage documents and title clearance processes.        

Skills and Abilities:
Strong leadership skills; Proficiency in Microsoft Office (Outlook, Excel and Word); Knowledge of client-based systems; Attention to detail; Motivated and positive team player; Excellent verbal, written and interpersonal skills; Ability to problem solve and multi-task in a fast-paced environment.       

People Management:
Manage the operations of Title & Default (REO) Closing Services and will work directly with the Director on day-to-day production goals.       

Other Certifications:
Preferred Associates Degree over High School Diploma/GED; Licensed Title Agent Preferred or obtained within 6 months of hire or promotion.

Preferred: Bachelor’s Degree
