Job Description

As the AVP, Facilities Manager you will oversee Radian’s portfolio of commercial real estate. Your primarily responsibility will be to plan and manage, as assigned, all real estate and facilities functions impacting Radian Corporate Headquarter and field locations.

You will also assist in maintaining the scope and quality of Administrative facilities services, including:

  • Ensuring environmental safety; facilitating and executing office moves;
  • Planning and managing corporate relocations;
  • Overseeing and facilitating facility repairs;
  • Managing and executing facility construction projects;

Managing facilities related vendor relationships and performance (furniture, building management, construction, utilities, architect, building access) and organization of key department data and documents.

You will frequently schedule, negotiate and work directly with vendors to accomplish tasks, major projects and department functions. Alongside others, you will share senior accountability for the quality, appearance, safety, security and operation of the Corporate Headquarters work environment.                           

What you will do:

  • Ensure that the yearly budget for assigned properties is developed and managed.  Review of monthly operation reports and explain budget variances.  Review quarterly trial balances and ensure proper allocation of service cost.  Ensure that all Radian properties operate within budget and managed approved capital expenditures                    
    Ensure that relationships are developed and contracts are negotiated with key outside contractors to provide management services.  Verification that work performed by outside contractors is performed timely and appropriately.
    Lead the team in planning and analysis of conceptual design and pre-construction activities; oversee and review the development of architectural and engineering construction drawings and bid documents.    
    Develop and monitor project budget or schedule and provide guidance on the review and analysis of changes when presented.  Review contractor and vendor on-site activities to verify they are in contractual compliance with design specifications, schedules and workmanship standards, authorizes the issuance of contracts and purchase orders                    
    Responsible for Site Acquisition, Site Relocation, Site Disposal, Financial Disclosure and facilities Operations


Who we are looking for:

Knowledge:

  • Minimum of 5 years of commercial real estate industry experience required either in a corporate environment, third party service provider or as a consultant. 
  • Work experience in Facilities Management, Property Management, Project Management or general real estate.
  • Knowledge of real estate, business furniture, accounting and core building systems. 


Skills and Abilities:

  • Ability to work in a fast paced environment.
  • Excellent customer service skills.
  • Strong organizational and management skills. 
  • Excellent communication skills. 


People Management:

  • You will manage a staff both on-site in Philadelphia as well as remote employees.

Travel Requirements:

  • You will travel to other office locations approximately 10-25% of the time.

Prior Work Experience:

  • 5 - 8 years of related work experience
  • 3 - 5 years of related supervisory experience


Education and Credentials:

  • Required:    Associates/ Technical Degree
  • Preferred:    Bachelor's Degree
