Job Description

The Title Services Representative reviews all documentation to ensure marketable/insurable title. Communicates will all parties involved to facilitate all title curative issues in a timely manner. Responsible for the completion of all aspects of the quality control and curative process established by the company.

Primary Duties and Responsibilities:

  • Review title commitments for requirements, exceptions and title defects, including but not limited to legal descriptions, mortgages, judgments, taxes, etc.  Understand and utilize search documents provided by the abstractor for further review of the title and the commitment.
  • Identify all requirements, exceptions and title defects and work to clear all items necessary to insure title to meet the client, underwriter and state’s requirements.  Utilize real property records, state statutes and underwriter’s guidelines to effectively and efficiently clear title issues.
  • Work with all parties to the transaction including but not limited to borrowers, sellers, attorneys, lien holders, real estate agents and other creditors to resolve all items on the title commitment as well as any lender requirements.  Maintain active and current notes in ValuNet as well as the client’s system of record if applicable.
  • Address inquiries from clients, borrowers, real estate agents, internal staff and management in a professional and timely manner.
  • Perform daily review of all work in progress to ensure all work is completed in the proper timeframe as required by the client.
  • Perform additional duties as assigned.

Job Specifications:

Knowledge, Skills and Abilities:

  • College degree is preferred with prior title industry experience.  Minimum requirements of a high school diploma with title industry experience.  ALTA best practices experience preferred.
  • Knowledge of title requirements for origination and REO in multiple states; Proficiency in Microsoft Office (Outlook, Excel and Word);  Experience using client-based systems; Attention to detail; Motivated and positive team player; Excellent verbal, written and interpersonal skills; Ability to multitask and problem solve in a fast-pace environment and growing business environment.

Prior Work Experience and Education:

  • Technical:         6 months - 1 year
  • Required:          HS Diploma/GED
  • Preferred:         Bachelor’s Degree
  • Other:               Associate's Degree is also preferred over HS Diploma/GED
